Bedford is about 25–30 minutes from St Neots, and it's a town full of homes worth improving, grand Victorian and Edwardian villas along De Parys Avenue and the Embankment, bay-fronted interwar semis, 1960s housing in Brickhill, and modern estates at Wixams and Great Denham. Bedford's large town-centre conservation area takes in the historic core, the river Embankment, De Parys Avenue and Castle Road, so on those streets, extensions, window replacements, render and cladding need extra care and often full permission. Two Article 4 directions are also in force locally (one removing permitted-development rights for small HMOs across urban Bedford and Kempston, and one covering the Stewartby conservation area).
