Our Proven 5-Step Design Process
From first sketch to finished build: how our five-step design process keeps your project clear, on budget, and on time.
Embarking on a home renovation or extension is exciting, but it can also feel daunting, especially for first-time renovators. Where do you start? What are the key stages? As a design practice based in St Neots since 2013, we’ve guided hundreds of local homeowners through this journey. We’ve refined our service into a clear, supportive, and transparent five-step process designed to remove stress and unlock your home's full potential.
This is our end-to-end process, taking you from a spark of an idea all the way to a set of approved plans, ready for the build.
Our 5-Step Design Process Explained
Step 1: The Initial Briefing – Are We the Right Fit?
Every successful project begins with a conversation. We offer a free initial meeting, either in person or over the phone, to discuss your ambitions for your home. This is a no-obligation chat where we get to know you and you get to know us. The goal is simple: to ensure we are the 'right fit' for each other before any financial commitment is made. We want you to feel confident and comfortable with us as your design partners.
Step 2: The Survey & Brief Finalisation
Once you decide to proceed, the first practical step is a technical survey of your property. We visit your home to take detailed measurements and photographs. This allows us to create accurate, scaled drawings of your property as it exists today. These 'as-existing' drawings form the essential foundation upon which all design work is built. We then work with you to finalise the detailed project brief, confirming your goals, budget, and priorities.
Step 3: The Creative Design Phase
Here is where your vision starts to take shape. Based on our discussions and the finalised brief, we produce between two and three distinct design concepts for you to consider. We believe in exploring the full potential of a space, showing you different layouts and ideas you may not have considered. This phase is highly collaborative; we'll discuss the options, and through a process of feedback and refinement, we will 'tweak' the preferred design until you are 100% happy with it. This ensures the final plan for your house extension or renovation is perfectly tailored to you.
Step 4: The Planning Application – We Handle the Paperwork
Navigating council bureaucracy can be one of the most stressful parts of any build. We take care of it for you. Our team prepares and submits the entire planning application on your behalf, including all necessary drawings, forms, and supporting documents. With years of experience working closely with local authorities like Huntingdonshire, Bedford, and South Cambridgeshire councils, we know exactly what's required. We manage communications with the planning department and provide you with regular, clear updates, so you always know where things stand.
Step 5: Aftercare & The Warm Handover
Once planning approval is secured, our core design and planning service is complete. Our 'Aftercare' service is designed to be a 'warm handover' that bridges the gap between planning and construction. We provide you with the full set of approved drawings and can connect you with our vetted local network of trusted builders, structural engineers, and other specialists you'll need for the next phase.
